What's included in the building set?
We include detailed site plans, floor plans, elevations, roof plans, plumbing placement foundation diagrams, reflected ceiling plans. building sections, stair sections, architectural details, window schedules, door schedules, electrical plans and lighting plans.
All of our building set purchases come with 10 hours of drafting for modifying the design or completing a custom site plan. The rate for additional drafting and customizing of our house plan set's is $65.00/ hour.
Most building departments will require an engineer's details and stamp for permitting. We do not provide structural details, structural plans, wind load calculations, or other environmental calculations. We will happily provide .dwgs to your engineer of choice for these additional plans and details to be developed.
How do I customize a house plan?
We love working alongside you to customizing our plans for your exact needs. Once you choose one of our plans to use as a base, make a list of all of the floor plan changes you would like to make.
Email Rafaella (email@example.com) the plan name, list of changes, and your survey. We'll get back to you within one business day to set up a consultation for your changes.
After our consolation call, we'll send over a proposal for all of the changes you would like to make. Once you accept (payment for changes required), we'll get to work on the changes to the floor plans. After the plans are modified to your desired layout, we'll work with you on the exterior design (elevations.) Full purchase of the building set is due once all of the schematics have been approved and it's time for the building set to be developed.
All designs shown are original creations by Neat House Plans and are copyrighted © by Neat House Plans. These designs or any altered version of these design cannot be modified, redrawn, reproduced, or built without written approval from Neat House Plans.
This includes the overall form of the building design—the exterior elevations of the building design when viewed from the front, rear, and sides—as well as any arrangement and composition of walls or other permanent structures that divide the interior into separate rooms and spaces.

Unauthorized reproduction, sale, or transfer of plan images contained on this site or any other work produced herein is a violation of these laws. We love working alongside builders and developers creating collections of house plans for their specific market. We have developed a standard reuse contract for builders and developers who wish to use one of our plans multiple times. We will work with you to develop custom plans for reuse, or modify any of our existing plans to your market's needs.
All neat house plans are subject to reuse only with approval of reuse from Neat House Plans, and a signed contract agreement between Neat House Plans and the desired party.
Reuse fees are due before building permits are applied for, for each additional lot (use) of a neat house plan. This fee will be listed in the contractual reuse agreement. Placement on lots and the development of additional site plans are not included in this fee and will be billed at an hourly drafting rate of $65.00/hour.
Neat House Plans LLC is not liable for incidental, special, consequential, or indirect damages of any kind, including, but not limited to, loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from Neat House Plans LLC even if Neat House Plans LLC has been advised of the possibility of such damage. It is the customer's responsibility to ensure the accuracy, compliance with applicable statute or regulation, and fitness of purpose of any plans or construction information received from Neat House Plans LLC prior to use thereof. Neat House Plans is not liable for improper placement of the building on site plans due to survey inaccuracies. It is advised that .dwg files are provided to Neat House Plans for certified surveys, engineering plans, and details to improve accuracy. In the event any liability is imposed on Neat House Plans LLC, Neat House Plans LLC's liability to you or any third party shall not exceed the price paid for a Neat House Plans, product.
All pricing published on our website are in US Dollars.
All sales on house plans and customization/modifications are final. No refunds or exchanges can be given once your order has started the fulfillment process.

Neat House Plans retains the rights to use any media generated by customers or Neat House Plans that showcase the design process, construction, and finished building created from a Neat House Plan. Neat House Plans retains the right to photograph buildings based on a Neat House Plan and use for marketing material through social media or other marketing outlets.
